Terms and conditions
These are the terms of a direct booking at Luxury Basecamp Levi. They are written to be read, not to be waded through. If anything here is unclear, ask us before you book — we would much rather answer first.

Who you book with
Adsolo Oy owns and runs Luxury Basecamp Levi. When you book on these pages, your agreement is with Adsolo Oy, and the details above are ours.
In these terms “we” and “us” mean Adsolo Oy, and “you” means the person who sends the booking request and everyone travelling with them.
The apartment
Luxury Basecamp Levi is one privately owned apartment at Hissitie 10 C 2, 99130 Sirkka, Levi, Finland. It has two bedrooms, two bathrooms and 55 square metres of floor space.
It sleeps 4 people at the very most. Children count towards that number, whatever their age. If more than 4 people arrive, we can refuse the extra guests.
How a booking is made
A booking starts as a request. You choose your dates, see the price, give your details and save your card on Stripe’s secure page. Nothing is charged at that point, and you do not have a booking yet.
Your dates are held for you while the host reads the request. He answers personally within 24 hours. If he declines, or cannot answer in time, the hold is released, your card details are removed and nothing is charged.
You have a booking only once the host has confirmed it and the first payment has gone through. We tell you so by email, and that email is your confirmation.
The price
The price you see is the whole price: one amount for the whole stay, with Finnish VAT of 13.5% included. There are no booking fees, no service charges and nothing at all to pay on arrival.
Nothing that is part of that price can be declined or left out to make it cheaper.
The per-night figure shown beside the total is simply the total divided by the number of nights. It is there so you can compare us with a listing elsewhere.
Anything you choose to add during your stay is priced separately and paid for when you buy it.
Paying
Your card is stored by Stripe, our payment provider. We never see your card number and we never store it.
When the host confirms your booking, a deposit of 30% of the total is charged to that card. The rest is charged to the same card automatically 30 days before you arrive, and you get a reminder by email before that happens.
If your arrival is less than 30 days away at the moment the host confirms, there is no deposit stage: the full amount is charged straight away. Which of the two applies depends on the day the host confirms, not on the day you sent the request.
If your bank refuses a charge, we email you a secure payment link and tell you by when it has to be paid. If it is not paid by then, the booking is cancelled and the dates are released. A booking cancelled because a payment was never made is treated under the cancellation terms below, exactly as if you had cancelled it yourself on that day: what you have already paid may be kept.
If you cancel
Until the host has confirmed, you can withdraw your request at any time and at no cost. Just tell us.
Once the booking is confirmed, this is what applies:
- From the moment the host confirms: 30% of the total is non-refundable.
- From 30 days before arrival: 100% of the total is non-refundable.
If we cancel
If we cancel a confirmed booking because we genuinely cannot host you, nothing is kept: everything you have paid is refunded in full, and we will help you find another way to be in Levi if we possibly can.
There is one other reason we cancel a confirmed booking, and it is not that one: a payment that was never made, as described under “Paying” above. That cancellation follows the cancellation terms above in the ordinary way, so what you have already paid may be kept.
Refunds go back to the card you paid with, and you get a separate email when the money has been sent.
There is no 14-day right of withdrawal
Accommodation supplied on a specific date is outside the statutory 14-day right of withdrawal in Finnish consumer law. That exception applies to this booking: once the host has confirmed, the cancellation terms above are what applies instead. We say this plainly because the law requires us to.
Arriving and leaving
Check-in is from 17:00 on your arrival day. Check-out is by 11:00 on your departure day.
You let yourself in with a door code. There are no keys, no reception and no agency — nobody meets you at the door, and there is nothing to collect or return.
The host sends you the entry code and his own contact details separately, before you arrive. This booking system never handles, stores or sends the code.
If you are going to arrive much later than you told us, or something goes wrong on the way, send us a message. We like to know.
House rules
No pets.
No smoking indoors.
Quiet between 22:00 and 07:00. This is a residential building and the neighbours live here all year round.
Please treat the apartment as you would your own home, and leave it roughly as you found it.
Damage
You are responsible for damage beyond normal wear and tear caused by you or by anyone in your party.
If we find such damage, the host writes to you within 14 days of your departure, with a description of what was damaged and photographs of it. You then have 7 days to answer.
After that we may charge the card you saved for the actual, documented cost of putting it right, up to €2,500.00. If the cost is higher than that, the amount above €2,500.00 is invoiced to you separately.
We take no security deposit, and we never hold an amount on your card in advance. Nothing is charged unless there is real damage we can show you.
Traveller registration
Finnish law requires accommodation providers to register their guests. The host asks you for the details the register needs separately, before or when you arrive. This booking system collects and stores nothing for the register, and nothing beyond what the register needs is ever asked of you.
If something is not right
Tell us, and tell us early — while you are still here, if you can. Most things can be put right the same day. Reply to any of our emails, or message us on WhatsApp.
If we cannot agree, you can take the matter to the Consumer Disputes Board (kuluttajariitalautakunta), whose decisions are recommendations and cost you nothing. Before that, the consumer advisory service of the Finnish Competition and Consumer Authority (KKV) will advise you free of charge.
Finnish law applies to these terms, and a dispute that goes to court is heard by a Finnish court. As a consumer you always keep the rights that the mandatory law of your own country of residence gives you.
These terms
The version of these terms that you accepted when you sent your request is the version that applies to your booking, and we record which one it was. If we change them later, the change applies to bookings made after it.
